LEED (Leadership in Energy & Environmental Design) is the most widely recognized international green building certification system, which was developed by the U.S. Green Building Council. The system certifies that a building has been designed and (re)developed according to the principles for sustainable development, which aim at not only the efficient performance of the building in terms of energy and environmental efficiency but also at the quantitative assessment of the relative performance of the project. LEED has become an international real estate investment tool, with the total value of certified projects exceeding $120 billion.
At the same time, it includes prerequisite actions and selective activities. There are four levels of certification, based on certification thresholds:
